Why Cast Iron Pipes Fail in Older Maryland Homes

If your Maryland home was built before roughly 1980, there is a strong chance its original drain and sewer piping is cast iron. Across the mid-century housing that makes up so much of Montgomery and Prince George’s County — the Levitt-built Belair homes in Bowie, the post-war streets in Rockville and Silver Spring — cast iron was simply the standard.

It is worth saying that cast iron was a good material. Properly installed, it is quiet, fire-resistant and mechanically strong, and plenty of it has been in continuous service for sixty or seventy years. But it has one specific vulnerability, and understanding it is the difference between an affordable repair and an unnecessary replacement.

How cast iron actually fails

Cast iron does not fail like PVC, which either holds or breaks. It corrodes, and it corrodes from the inside out.

The inside of a drain line is a continuously wet, oxygen-rich, chemically varied environment. Over decades, that environment eats at the iron and the corrosion products build outward from the pipe wall in rough, layered nodules. The technical term is tuberculation, and if you have ever seen a cross-section of old cast iron it is unmistakable — what should be a smooth four-inch bore looks like the inside of a cave.

Why this causes clogs that are not really clogs

Two things happen as tuberculation builds. The obvious one is that the usable diameter shrinks. A four-inch line can lose a substantial share of its capacity to material that has nothing to do with what anyone put down the drain.

The less obvious one matters more. The pipe wall stops being smooth. A new pipe lets waste slide; a tuberculated pipe is covered in rough edges that catch and hold paper, grease and solids. Every snag becomes a seed for the next blockage.

This is why homeowners in older houses describe drains that have "always been slow," and why cabling those lines produces a fix that lasts weeks rather than years. The cable punches through the accumulated debris but does nothing about the rough wall that caught it in the first place.

Descaling: the option that often gets skipped

Here is the part that saves people the most money. Tuberculation is buildup on the pipe wall. In a great many older Maryland homes, the pipe underneath that buildup is still structurally sound — it has lost diameter, not integrity.

Descaling removes the buildup mechanically. Chain knockers sized to the pipe are driven down the line to strip the wall back toward bare metal, and hydro jetting then flushes out everything knocked loose. What you get back is diameter and a smooth wall, and the flow improvement is usually obvious immediately.

When cast iron genuinely does need replacing

Descaling is not always the answer. Corrosion eventually goes past buildup and starts consuming wall thickness, and the bottom of the pipe — the invert, where flow sits constantly — goes first. When the invert has corroded through, the pipe has lost its floor. No amount of descaling brings that back, and at that point lining or replacement is the honest recommendation.

The distinction is visible on camera. Anyone quoting a replacement should be able to show it to you.

What to do if you have cast iron

  • Get a camera inspection to establish the actual condition rather than assuming age equals failure.
  • Ask specifically whether descaling is viable before agreeing to a replacement quote.
  • Stop using caustic chemical drain openers — they accelerate corrosion in exactly the pipes least able to take it.
  • Consider lining after descaling: a descaled line is the ideal surface for CIPP, and lining a sound-but-scaled pipe can add decades.
  • If you are buying an older home, inspect the lateral during the contingency period, not after closing.
